TRIANGLE
PROJECT

WHAT IS IT?
Approximately 16 acres bounded by Brookhusrt Street, Garden Grove
Boulevard and Brookhusrt Way comprise the a commercially zone parcel of
land known as the Brookhust Triangle. Once upon a time, it was
filled with businesses the largest of which was Smith Ford.
Currently, the City owns most of it, approximately
13
acres. To their credit
the City has not threatened to use eminent domain to acquire the
remainder. The City would like to see a large
appartment/condominium/office/shopping complex built there. There
is not a lot of local support for the project and the City must net 35
million dollars to recoup its investment.
The following is an on going narrative on the project.
CITY OFFICIALS SCALED DOWN THE SCOPE OF
THE BROOKHUST TRIANGLE PROJECT!
The
City Council, after hearing from the neighborhood Tuesday evening,
elected to scale the scope of the project. According to an
article in the Thursday edition of the OC Register, "Residence of the
Central Garden Grove neighborhood said they didn't
believe the project was realistic. Those who spoke said
they thought the proposed development would decrease quality of life
by adding traffic and parking problems." Several members,
including Cheryl Armstrong, Robin Marcario, Virginia Fuller, Toby Rubin
and Paul Toepel spoke and apparently had an impact. By a
unanimous vote the
project was scaled back from 23 stories to no more than10.
Turning it into a park was a popular option.
THE BACK STORY: The
once dormant Brookhurst Triangle project is being
resurrected. Currently, there is no active development in
progress. In order to encourage a project, on October 1, 2009,
the
Planning
Commission voted 4 to1 to waived the requirement, within limits, for an
environmental impact report. It is conceivable that a new project
could include a 23 story building with 800 apartment units. Sketches of

NEW
PARK IN CENTRAL GARDEN GROVE PRESENTATION:
The
Garden Grove Community Services Department held a
presentation of the current
concepts for the State grant. The meeting was held on February 2,
2010, at Kiwanisland,
9840 Larson
Ave,
Garden Grove, CA 92844. As you recall the State has grant money
for such projects. This is part of Garden Grove's application for
grant money. If you have any

Background:
Apparently
without
direction
from
City
Council,
City
Staff
prepared
to
apply for a
state grant to build an urban Park. They hope to use an acre of
the Brookhurst Triangle property. Given that the developer will
have to provide some green belt area, the grant would offset some of
those cost but give the public permanent ownership and access to the
proposed urban park. Part of the grant application process
required the City to hold a series of meetings to seek public
input. At the November 10th City Council Meeting, Council members
were not aware the application process had been initiated. Two
additional meetings on the proposed park are scheduled, one in December
and one in January. If grant money were pooled with park
development money, already collected from developers, perhaps there
would be enough to build a real park.
